Housing prices expected to fall over fourth quarter after peak in third quarter

According to predictions from Chang-hwa Bank, housing prices could drop in the fourth quarter of the year, after a peak in the third quarter. The drop comes amid high inflation, and rising interest rates, as well as government crackdowns on housing speculation. That, and concerns about a recession in 2023 have shrunk the number of housing transactions.

From January to October this year, just over 204,000 housing units were sold in the six special municipalities. That’s a drop of 4.4% from the same period in 2021. With buyers holding off on making a purchase, prices are trending down. According to a real estate analyst, oversupply could prompt construction companies to lower their prices in order to sell, which could sink prices even lower next year.

今年1到10月,六都買賣移轉棟數僅20.4萬棟,比去年同期減少4.4%,在買方持續觀望下,房價逐漸鬆動,房地產專家張金鶚更預估,在供過於求的情況下,建商周轉不靈就會降價求售,所以明年房價比今年更不樂觀。
