Election gives landlords respite from the tough business rental market

The election is providing landlords with respite from the tough business rental market. Many politicians have rented out premises that have long been disused, as headquarters for their campaign activities. We spoke to a member of the team of Luo Chih-cheng, who struggled to find a short-term rental at first. But when another business collapsed, its landlord was only too happy to have the campaign move in. Meanwhile, a prominent yet long-vacant store in Taipei has been adopted as one of Terry Gou’s many petition stations.

Boxes of promotional materials are delivered to a political campaign team. This premises on Xianmin Boulevard in Banqiao District, New Taipei, was chosen as HQ by lawmaker Luo Chih-cheng for the final election push. The team was searching for over two months to find premises.

Honestly, a lot of landlords are very unwilling to do short-term lets. This building was occupied by another business, and it happened to have some operational difficulties, so the landlord terminated the contract. It was just at the same time as we were looking for an HQ, so we took the space on.

It’s a boon for the landlord that Luo’s team has swooped into this building. The previous tenant, a pawn shop, ran into trouble and got into rental arrears. But the upcoming election has saved this landlord from a headache. Meanwhile, lots of premises in Taipei City are sitting stagnant. But one store on a bustling street, empty for the last three years, has finally been rented by Terry Gou’s campaign team as a petition station.

The rent is probably around NT$850,000. Since the last tenant left three years ago, it’s been out of use. We have some stores we can’t let out on Zhongxiao East Road. They’re all let to discount retailers. But now we could let this to a political candidate, and at least that means the landlord can get the rent on time.

In the revision phase, there is very little demand for this kind of high-priced unit. But we see that this short-term demand of three or six months, these temporary tenants for high prices, have certainly managed to quench the thirst of landlords in the short term.

As the election draws closer, many disused premises have found a fresh lease of life as campaign venues. The short-term rentals give landlords a break from the burden of maintaining empty buildings.

商圈店面空租率高房東藉"選舉熱"順勢出租

疫情影響、加上消費習慣改變,讓北台灣不少商圈店面養蚊子、「空租率」高,不過因應選戰進入倒數,包括總統及立委參選人要成立競選總部,讓短租型店面需求激增,有房東藉由選舉熱 順勢出租,意外談到好價錢。

競選團隊搬來一箱又一箱的文宣品,為選戰倒數全力衝刺,立委羅致政選在新北板橋縣民大道上成立競選總部,光是要找承租地點,就找了至少2個月以上。

“坦白講短租對很多店面的屋主來說的話,他們其實是不是很樂意的,之前(這裡)就是別的營業場所,那他(房客)剛好就是可能有一些營運上的問題,所以他(房東)最後就結束租賃關係,那剛好我們就在這個時間點,我們也在找總部,那就承接了。

羅致政團隊找到好地點,讓房東持續收租,因為這個店面之前租給當鋪,卻遭到經營危機,當鋪欠租拖累房東,幸好遇到選舉,解了困境,另外,台北東區也有不少店面養蚊子、空租率高,甚至還有空置3年的金店面,在鴻海創辦人郭台銘成立連署站後,終結蚊子店面。

“租金大概在85(萬)上下左右,然後後來在3年前的時候、他(房客)撤租之後就空了三年。我們忠孝東路沿線有些租不去的房子,大概都會租一些特賣會,那這次能租給候選人,算是給房東能及時付租金這方面。”

“這個店面租金相對來講在修正的階段,這種高價店面反而是乏人問津,我們看到這些短期需求,不管是3個月或者是6個月的這種,高租金的這種暫時性的這個租客,的確對於房東短期有一些這個解渴的效果。”

選戰進入倒數,不少參選人的競選總部,讓閒置許久的金店面有機會出租,房東也能趁這個時候,喘口氣,再找下一個租客。
