
It’s a tough time for first-time home buyers. Not only are property prices rising, but homes for sale are getting smaller. According to projections from the Joint Credit Information Center, if you wait five years to buy, you will be paying NT$2.31 million more compared with current prices. That’s on top of losing more than 10 square meters of floorspace. Let’s hear more about Taiwan’s real estate dilemmas.
The longer you wait, the pricier it is. For first-time homebuyers prices are a huge consideration, alongside floorspace. But statistical projections show that if you wait five years, you’ll have to pay an extra NT$2.31 million, and you’ll lose an average of 10.25 square meters of space.

I think housing prices will be NT$2 million to NT$3 million more expensive. For example, I live in Linkou. I bought a three-bedroom apartment for over NT$13 million and now it will sell for over NT$19 million, almost NT$20 million. And that’s for a three-bedroom apartment. NT$13 million for a three-bedroom apartment was OK, but now I’m seeing two-bedroom apartments in Linkou going for NT$17 million. It’s terrifying.
Not only are houses getting more expensive, but they’re also getting smaller. According to the Joint Credit Information Center, the average value of a mortgage in the first quarter of this year across Taiwan reached NT$13.748 million, a 20.2% increase over the same period in 2021. Among the seven major metropolitan areas, Hsinchu County and Hsinchu City saw the highest increases in mortgage valuations over this period, increasing by NT$5.92 million and NT$8.89 million, respectively. The average area in a house or apartment shrank from 149.2 square meters to 138.8 square meters. Tainan and Kaohsiung saw the largest shrinkage of an average of 18.4 square meters and 17.9 square meters per home.

The continuing rise in housing prices has forced a situation of people buying smaller and smaller homes. This is primarily due to rising construction costs. Furthermore, builders may have seen shifting market trends and so they are increasing the supply of smaller homes. These two factors have resulted in a continuous decline in the amount of square meters that people are purchasing.
Rising material costs and a declining birthrate have led to smaller homes becoming the norm. But good news is that all this has led to a decline in buying sentiment, causing sellers to be more flexible about their prices, giving buyers more room for negotiation.

台灣房價居高不下,購屋壓力逐年升高,但不只房價節節攀升,連房屋坪數也呈現縮水趨勢,根據聯徵中心最新統計,晚5年購屋,不僅要多付231萬元,還少了3.1坪的空間,對首購族而言,購屋成了越晚越買不起的難題。
越晚買,房價越高,首購族想安家,房價是一大考量,對應出來的坪數,勢必成為取捨條件,但數據顯示,晚5年買房,不只要多付231.3萬,還會少掉3.1坪空間。

"房價我覺得應該會貴個兩三百萬吧。因為像我住林口嘛,我三年前買1300多萬,現在光賣就要1900多快2000萬,而且是三房,三房1300萬就覺得還OK嘛,可是現在我看林口兩房喔,1700萬,非常可怕。"
房子變貴就算了,還變小,購屋族好鼻酸,根據聯徵中心數據,今年首季全台購屋貸款平均鑑估值達1374.8萬元,較2021年同期成長20.2%,七大都會區,以新竹縣市成長592、889萬元最高,平均建物面積,從45.1坪縮水至42.0坪,又以台南、高雄,縮水5.7、5.4坪為最多。

"房價的持續高漲,讓這個民眾只能越買越小這樣的情況,第一個其實就是在這種,營建成本高漲的情況之下,再加上建商可能看到市場趨勢變化,所以他們的供給上,也會出現小宅這個越蓋越多這樣的情況,在兩相的這個情況之下造成說,民眾這個買房的坪數持續的下滑。"
建材成本提高加上少子化,小宅化成為房市主流,不過打房導致買氣下滑,賣方價格出現鬆動,下半年房市價穩量縮,也讓買方有更大議價空間。
