Taipei 101 named most valuable commercial property in Taipei for 11th year

Taipei has released its annual report on the city’s land values. Out of all 12 districts, Shilin was the only one to see a drop in value from a year earlier. Meanwhile, the Taipei 101 skyscraper remained the commercial property with the highest land value in the city for the 11th year in a row, with a rate of NT$6.615 million per ping. Also in Xinyi District, the Cathay Landmark tower ranked in at No. 2 for the first time after overtaking the Shin Kong Life Tower in Zhongzheng District. Let’s hear from a city official.

Companies like the Xinyi Commercial District as a place to set up their company headquarters or open department stores. So that has made Xinyi District see the most significant growth in value. For the 11th year in a row, the Taipei 101 skyscraper is the commercial property with the highest land value, at NT$6.615 million per ping.

These fluctuations in land value can have a big effect on developers. They purchase a lot of land, so the changes can have a big impact. For the general public, the land they purchase is only a small share of the whole. So even if we see all these changes in land value, for the average person, the fluctuations are likely within a range they can accept.

Although the volume of real-estate transactions has diminished from the previous year, Taipei’s prices continue to climb. Overall, land value increased for the sixth year in a row, at an average rate of 4.02%. The residential property with the highest land value was once again the Palace Mansion on Ren’ai Road. At NT$4.744 million per ping, it is the 13th consecutive year at the top for the luxury property.

台北市113年公告土地現值最新出爐,12個行政區只有士林下跌,其餘通通上漲,其中信義區漲幅最高,台北101以每坪661.5萬,連續11年蟬聯地王寶座,同樣在信義區的國泰置地廣場首度登上地后,新光摩天大樓則是從原本的第二名掉到第三。

“不管是企業總部也好,百貨商圈也好,都喜歡在我們信義商圈裡面進駐,那這樣一個強勁的態勢,也讓我們信義區,成為今年漲幅的第一名,我們台北101大樓,它是蟬聯11年成為我們的地王,來到了每坪661.5萬”

“其實這種土地調整的情況之下,事實上是對於建商們,因為它的土地購置上比較大,它可能會有比較大的影響,那至於對一般的民眾來說,因為它持分上面都已經有劃分了,所以其實就算今天這些土地現值上面有一些調整,但是事實上對於民眾來說,應該都還是屬於一個可接受的範圍”

儘管台北市不動產成交量縮,但絲毫不影響價格,公告土地現值連6年上漲,公告地價平均調幅4.02%,住宅區地王,由宏盛帝寶以每坪474.4萬奪下,連續13年蟬聯寶座。
