Taiwan to open new consular building in Los Angeles in 2024

President Tsai Ing-wen is already in Los Angeles, ahead of her historic sit-down with U.S. House Speaker Kevin McCarthy. The city is home to a significant Taiwanese American population, and it will soon be home to a US$1 billion consular building owned by the Taiwanese government. Slated to open next year, this standalone facility will replace the rented office space that Taiwan has used for three decades.

Taiwan’s representative office in Los Angeles is located on the third, fifth and seventh floors of this building.

Locals say finding a parking space or the office itself is not easy. Taiwan’s representative office has rented this space for more than three decades. It pays several millions of U.S. dollars a year, a rate that’s only set to get higher. In 2019, the Ministry of Foreign Affairs purchased a building 1.6 kilometers away from the current location. At a cost of more than US$1 billion, the price would pay for itself in 20 years. The relocation was supposed to happen in 2021, but it’s been postponed due to the pandemic.

Next year, Taiwan’s representative office in Los Angeles, will move to this location, which cost US$1 billion. The building has five stories, each with floor space of more than 100 ping.

It’s not the first time that Taiwan switched from renting to buying in the U.S.

The first switch from a rental to an owned property in the U.S. was in New York. In 2003, MOFA purchased a unit in Manhattan for US$1.7 billion. The property’s value has since doubled and has saved the ministry US$100 million a year in rent.

The New York office is 17 stories tall and has about 100 staffers. On President Tsai Ing-wen’s visits to the city, she uses the space to host the U.N. ambassadors of Taiwan’s allies, as well as members of the Taiwanese American community.

以買代租 我洛杉磯辦事處新館預計明年啟用

蔡總統這回過境洛杉磯,其實很可惜的一點,是沒辦法看到我國駐洛杉磯辦事處的新館,因為本來應該2021年交屋的新館,被疫情延宕,要明年才能搬入,不過為什麼要搬新家呢?因為舊館每年租金就要數百萬美元,外交部乾脆斥資十億買下五層樓透天,預計20年就能回本。

台灣駐洛杉磯的辦事處就位在這棟大樓的3、5、7樓。

“就是說這邊停車是蠻大的問題,我們如果要辦什麼事情,有的時候也停得很遠。”

“其實這邊基本上這棟大樓就是商業大樓,真的很多人來可能不知道我們是在這裡。”

停車不便、位置不好找是僑胞的共同心聲,而且辦事處在這裡租了30多年,每年租金數百萬美金,還有調漲趨勢。2019年外交部乾脆買下1.6公里外的獨棟透天,雖然要花10億多美金,但預計20年就能回本,本來2021年就要交屋,沒想到被疫情延宕了兩年。

“這裡就是我國駐洛杉磯辦事處新館,預計明年搬入,斥資10億多美金買下,樓高五層,每層大約100多坪。”

其實我國推動外館以買代租,行之有年。

“其實台灣第一間推動以買代租的外館就是這一間駐紐約經濟文化辦事處,位在曼哈頓精華地帶,2003年以17億美金購買,現值已經翻倍,而且年省高達一億租金。”

駐紐約辦事處有17層樓高,包含僱員在內,大約100人在此辦公,蔡總統每回到紐約,都會來這與友邦駐聯合國代表會面,也跟台僑交流。
