Nvidia HQ announcement stokes real-estate hopes in northern Taipei

Nvidia CEO Jensen Huang during his Computex keynote earlier this week personally revealed that his company’s Taiwan headquarters would be in Taipei’s Beitou-Shilin Technology Park. Already, real-estate agents are trying to attract buyers by saying you could “be neighbors with Jensen Huang.” Nvidia’s presence is sure to bring employment and business opportunities. But how much will it boost a depressed property market? Let’s see what the experts have to say.

Sounds of construction ring out a steel frame in Taipei’s Beitou-Shilin Technology Park. A dozen unfinished apartment buildings and heavy machinery are scattered among newly built homes.

Next to this school, there are even more new construction projects. Now, Nvidia has announced plans to set up a campus in Shilin and Beitou, injecting new excitement into the property market.

Nvidia’s Taiwan headquarters will be in the Beitou-Shilin park. Was it the favored location? The jury’s still out on Shin Kong Life Insurance’s T17 and T18 lots. But the news has already ignited the housing market.

The AI wave has inspired the creation of a tech corridor, with 37 construction companies—including Farglory, Chonghong, and Huaku—basically winning the lottery.

Fast-acting real-estate agents are also jumping on the chance to advertise by saying you could be Jensen Huang’s neighbor or in on the ground floor. But looking at the past three years of presales in the technology park, each ping is selling for only NT$1.06 to NT$1.14 million. Compared with 17.3% annual increases in Nangang and 10.7% increases in Neihu, it’s a 1.2% drop in price. How much momentum will Nvidia really generate?

The property market is undergoing an adjustment. So in the short term, the properties being marketed now in the Beitou-Shilin park will sell well. The ones from before are actually facing a very low sales rate at 30% or even under 30%. After the Nvidia effect, presales should have a chance to rise above 50%.

Experts are conservative about short-term trends. But if the Yellow MRT line is completed and connects Shezidao for development, the spillover effect is expected to extend to Shezidao, Tamsui, Zhuwei, Sanchong, and Luzhou, giving a positive outlook in the long term.

輝達執行長黃仁勳,在主題演講上親口證實,台灣總部確定落腳北士科,有房仲秒換出售物件廣告標語,打出"與黃仁勳為鄰"做號召,只是輝達進駐,是能帶來就業人口與市場話題,但房市下修之際,又能催生出多大買氣,來看看專家怎麼說。

施工聲從鐵皮內傳出,放眼北士科,十幾座未完工的大樓,和起重機,散佈在新成屋間,錯落有致。

學區旁,施工中的新建案更多,現在輝達要插旗士林、北投,為當地房市注入一劑強心針。

AI巨浪造出科技廊帶,遠雄、長虹、華固等37家建商,宛如中大樂透。

腦筋動得快的房仲,也馬上大做文章,打出與黃仁勳為鄰,暴發戶就是你。不過攤開北士科近三年預售成交單價,落在每坪106萬至114萬元,跟南港經貿園區年增17.3%、內科園區年增10.7%相比,還掉價1.2%,輝達進駐,又能催生出多大買氣。

“現在的房市正在調整,也沒有那個條件,所以短期北士科的這些個案,正在推的個案會順銷,之前在推的這個個案,其實還是面臨銷售率很低,差不多三成,甚至有三成以下,輝達的效益以後,預售個案應該都有機會,超過五成的銷售率”

專家保守看待短線走勢,但若北外環捷運完工,串連社子島開發,外溢效果,有望延伸社子島、淡水竹圍、三重、蘆洲,長線行情,仍然可期。
